Because approvals flow through a single dedicated authority rather than multiple overlapping municipal bodies, the process is generally more predictable — but it also means staying current on DICDL and state government notifications is essential before any purchase.

DICDL

Dholera Industrial City Development Ltd handles day-to-day planning, infrastructure delivery, and land approvals within the Activation Area — the entity investors interact with most directly.

Gujarat Government

Sets state-level policy, budget allocations, and incentive schemes (including the Gujarat Semiconductor Policy) that shape what gets built and subsidised within the SIR.

DMICDC

The Delhi-Mumbai Industrial Corridor Development Corporation provides national-level coordination and funding support, since Dholera SIR is a flagship DMIC node.

This layered structure means most day-to-day questions — plot approvals, TP scheme status, infrastructure timelines — are best directed to DICDL first, while broader policy questions (incentives, semiconductor mission alignment) sit with the state government.

Who do I actually contact for an official land record check?

DICDL is the primary point of contact for plot-level verification within the SIR. For broader land records (7/12 extracts, mutation history) predating the SIR's formation, the district land records office (Ahmedabad or Bhavnagar, depending on the parcel's location) holds the underlying data.

Are Dholera SIR incentives the same as India's broader Semiconductor Mission incentives?

No — they're layered, not identical. The India Semiconductor Mission provides national-level subsidies for fabrication plants generally. Gujarat's own Semiconductor Policy adds state-level incentives specifically for projects locating within Gujarat, including Dholera. A project can potentially draw on both.

How do I know if a specific plot has all required environmental clearances?

Environmental clearance status is typically tied to the TP scheme and the specific land use (industrial projects require more extensive clearance than residential). Ask for documentation directly from the seller or DICDL rather than assuming clearance based on a scheme's general stage of development.
